Farms and Estates
Extraordinary property with a total area of 7, 5 hectares including a certified organic farming project, a river front of more than 400 metres along the beautiful Arecês creek, enchanted woods, ancient trees, terraces of alluvial soil and high biodiversity – in fact, words can’t do it justice! Several ruins including an old olive oil press and water in abundance.
The most beautiful natural landscape imaginable, with fields of fertile farmland, large river banks providing habitats to many native species, with poplars over twenty meters high, old oaks, cork oaks, holm oaks ,“beirão” oaks and olive trees.
The rugged terrain with its interesting geological formations -part of a valley with terraces and slopes with different aspects – make for great tourism and farming opportunities.
There is plenty of water throughout the property: four wells, a pond and the brook with running water all year round- well, on most years!
An area of around 8,000 m2 of organically certified land is currently being farmed – 350 fruit trees, most of which are already yielding fruit, 400 prickly pear cactuses and about 3,000 m2 of vegetable beds with cooking and medicinal herbs.
One of the owners resides officially in this part of the property which already has three timber houses on stilts, a kitchen, a bathroom and a bedroom / office, with water available and sewage connected. There is parking for several vehicles including caravans.
The rest of the property had vines, olive trees, fig trees, almond trees and vegetable gardens until about forty years ago when all farming activities ceased. However, since there is such a large area of land with an impressive farming potential, these activities could start again any time, but of course taking special care to preserve the nearby oak grove.
By the river there are two stone wells with old water wheels. There are also the ruins of an old stone building, possibly used once as a barn or shed, and a magnificent old olive oil press with many interesting interior features, built in 1937 and with a footprint of 172 m2, whose walls are in good condition. A “levada” or water canal with a waste weir once supplied water to the old olive oil press.
Further down the valley, two more wells can be found – one in stone with a water wheel and a tank and the other in brick with a tank in cement – as well as a stone house in good condition and a cement building in fairly good condition but which could be extended.
Access to the property is by the A 23, then the N3 for about 6 km and a further 300 meters from the N3 to the edge of the property. From here, a dirt road, perfectly passable, leads to the brook.
It is possible to reach the municipality of Sardoal by river, going downstream.
Most of the land is in RAN (agricultural reserve) or both RAN and REN (ecological reserve) along the river banks. However, since the property has over 4 hectares, it may be possible to obtain planning permission to build a new house – this must be confirmed with Abrantes council. In any case, all ruins and the old olive oil press can be restored/renovated.
Located in a region with great historical and archaeological interest, only ten minutes from the picturesque town of Abrantes and several river beaches, some on the banks of Tagus river, this property constitutes a sound investment opportunity for activities related to farming, rural tourism, eco-tourism, glamping, nature trails and many more – in fact, the possibilities are endless!
Close to civilization yet secluded in beautiful and untouched natural surroundings, this is a unique property not to be missed.
Viewing highly recommended.
